Increasing housing diversity at an underutilized and historically significant property, 1617 Rockland Avenue is proposed to establish nine new missing-middle homes, designed to appeal to families, couples and individuals, while preserving several longstanding rental suites in the original Patly House.

Considerate Design
The design for Rockland acknowledges the distinctive architectural details encompassing Patly House and the neighbourhood’s historic streetscape, while creating new housing designed to suit modern-day lifestyles. This proposal preserves the original Georgian Revival house, designed by William Ridgway-Wilson and later renovated by Samuel Maclure, and through subdivision of the property, establishes new traditionally envisioned townhomes, comprised of two buildings connected by a thoughtfully designed site.
Creating Room to Grow

Missing Middle Housing
Through the subdivision of the largely underutilized property, eleven missing-middle homes will provide nine new strata home ownership options for families. Two optional ground-level secondary suites will encourage multi-generational living, supporting aging residents, and improve attainability, acting as a mortgage-helper for families looking to secure long-term housing.
The four existing rental homes in the Patly House, comprising two and three-bedroom suites, will be maintained with minor improvements and will continue to serve as rental homes in the neighbourhood.

Despite its location in a neighbourhood not traditionally known for housing growth, the charming Rockland area offers residents many close-by conveniences found in more urban settings. Situated minutes from the vibrant junction where Fort Street meets Oak Bay Avenue, residents of Rockland benefit from a central location between the shopping, dining and business opportunities in the downtown core, and the many amenities along the Oak Bay corridor. The highly walkable neighbourhood is surrounded by ample parks and greenspaces, with several public and private schools within a few kilometres.

Encouraging Multi-Modal Options
The proposal for Rockland is designed to support a range of modalities for residents through a significantly improved site plan. Self-contained garages and four surface parking spaces, including one accessible space, will provide residential parking for 16 cars. Two separate bicycle lockup areas will provide residents of the Patly House and visitors with secure bike parking, while many of the townhome garages are designed to accommodate both bike and vehicle parking. For residents utilizing transit, the site is a ten-minute walk from one of the region’s most frequent transit corridors along Oak Bay Junction, with several buses every hour at peak times throughout the day.
