Reinvigorating an aging and underutilized property into a diverse residential community, 960 Foul Bay Road is envisioned to comprise the historic rehabilitation and character conversion of the Lawson Residence with eight single-level homes and 16 new traditionally oriented townhomes.

Considerate Design
The vision for Foul Bay honours the original Lawson Residence and its important place in Oak Bay’s history while establishing new homes for future generations. Through this proposal, the Samuel Maclure-designed building will be reoriented to the northeast corner of the property, preserving its architectural integrity in a rehabilitated form with a Heritage Revitalization Agreement (HRA). Three new three-storey townhome buildings characterize traditional design with dash stucco and gable forms, accented by lush new landscaping throughout the property.

Missing Middle Housing
Reorienting the original Lawson Residence structure on its significant 35,000-sf lot makes good use of otherwise underutilized space to provide new homes designed for couples, families and individuals. Eight new strata two-bedroom suites will provide single-level living spaces for a range of needs and lifestyles, including the opportunity for aging residents in the neighbourhood to right-size to a more efficient home. Additionally, sixteen townhomes with three and four bedrooms are envisioned, providing more diverse and attainable housing options in South Oak Bay.

A dedicated onsite bike area and lockup supports cycling, encouraging resident use of the adjacent Brighton Avenue Greenway and increasing cycling infrastructure in the area. Eight surface spaces provide parking for residents of the Lawson Residence with two additional spaces for guests, while the townhomes include self-contained single or double-car garages and surface parking. The central location, directly on a bus route, means residents can efficiently use transit to get around the city.
